1. Introduction
These Listing Standards are designed to ensure that all property listings on RentRightGH are accurate, professional, and provide value to prospective renters. By listing a property on our platform, you agree to comply with these standards.
2. Listing Accuracy
2.1 Property Information
All listings must include accurate information about:
- Property type: Apartment, house, studio, duplex, etc.
- Location: Accurate address or neighborhood information
- Size: Correct square footage and room dimensions
- Bedrooms and bathrooms: Actual number of rooms
- Price: Current rental price with clear payment terms
- Availability: Accurate move-in dates
2.2 Descriptions
Property descriptions must:
- Be truthful and not misleading
- Accurately describe the property's features and condition
- Disclose any significant issues or limitations
- Be written in clear, professional language
- Not contain offensive or discriminatory language
3. Photography Standards
3.1 Photo Requirements
- Minimum photos: 5 high-quality images
- Maximum photos: 20 images per listing
- Image quality: Clear, well-lit, and in focus
- Authenticity: Photos must be of the actual property being listed
- Recency: Photos should be current and reflect the property's current condition
3.2 Photo Content
Property photos should include:
- Living room / main living area
- Kitchen
- All bedrooms
- Bathrooms
- Exterior views
- Any special features or amenities
3.3 Prohibited Photo Content
Photos must not contain:
- Watermarks or logos (except in discrete corners)
- Excessive text overlays or promotional graphics
- Stock photos or images from other properties
- Photos with people visible (for privacy reasons)
- Heavily edited or filtered images that misrepresent the property
4. Pricing Transparency
4.1 Price Display
- The listed price must be the actual rental amount
- Payment terms (monthly, quarterly, annually) must be clearly stated
- Currency must be specified (GHS unless otherwise noted)
- Prices should not be inflated with the intention of negotiating down
4.2 Additional Fees
All additional fees must be disclosed, including:
- Security deposits
- Service charges
- Viewing fees
- Utility costs (if not included in rent)
- Maintenance fees
- Any other mandatory charges
5. Amenities and Features
5.1 Amenity Accuracy
Only list amenities and features that are actually available and functional. Common amenities to disclose include:
- WiFi / Internet connectivity
- Parking availability
- Security features (guards, cameras, gated community)
- Air conditioning
- Appliances (refrigerator, stove, washing machine, etc.)
- Swimming pool, gym, or other recreational facilities
- Generator or backup power
5.2 Utilities
Clearly indicate which utilities are included in the rent and which are the tenant's responsibility. Common utilities include water, electricity, gas, internet, and waste disposal.
6. Legal and Safety Requirements
6.1 Legal Authorization
Listers must:
- Have the legal right to rent out the property
- Be the property owner or an authorized agent
- Comply with all local rental and housing regulations
- Have necessary permits if required by local law
6.2 Safety Standards
Properties must:
- Meet basic habitability standards
- Have functional plumbing and electricity
- Be structurally sound and safe for occupancy
- Comply with local building and safety codes
- Have working smoke detectors (where required)
6.3 Required Disclosures
Listers must disclose:
- Any significant property defects or issues
- Ongoing construction or renovation nearby
- Flood risk or other environmental concerns
- Restrictions on use (e.g., no pets, no smoking)
- Shared facilities or common areas
7. Non-Discrimination Policy
RentRightGH is committed to fair housing. Listers must not discriminate based on:
- Race or ethnicity
- Religion
- Gender or gender identity
- Sexual orientation
- Disability or medical condition
- Family status (including children)
- National origin
Listings that contain discriminatory language or preferences will be removed immediately.
8. Lease Terms and Conditions
8.1 Lease Duration
Clearly state the minimum lease term (e.g., 6 months, 1 year, 2 years) and whether flexible terms are available.
8.2 Move-In Requirements
Specify any move-in requirements such as:
- Security deposit amount
- First month's rent advance
- Required documentation (ID, employment verification, references)
- Background or credit checks (if applicable)
8.3 House Rules
Clearly communicate any house rules or restrictions, such as pet policies, smoking policies, noise restrictions, or guest limitations.
9. Communication Standards
9.1 Response Time
Listers are expected to respond to inquiries within 24-48 hours. Prompt communication improves the rental experience for everyone.
9.2 Professional Communication
- Be courteous and professional in all interactions
- Provide accurate information about the property
- Honor viewing appointments and commitments
- Clearly communicate application and approval processes
10. Prohibited Listings
The following types of listings are strictly prohibited:
- Properties that are not actually available for rent
- Fraudulent or scam listings
- Properties used for illegal activities
- Overcrowded or unsafe properties
- Properties that violate local zoning or rental laws
- Duplicate listings of the same property
- Listings with contact information in the title or description (to avoid bypassing the platform)
11. Listing Maintenance
11.1 Keeping Listings Current
Listers must:
- Update availability status promptly when properties are rented
- Remove or deactivate listings that are no longer available
- Update pricing and features if they change
- Refresh photos if the property's appearance changes significantly
11.2 Inactive Listings
Listings that have been inactive or unavailable for an extended period may be automatically removed from the platform.
12. Quality Assurance
RentRightGH reserves the right to review all listings for quality and compliance with these standards. We may:
- Request additional information or documentation
- Ask you to update photos or descriptions
- Remove listings that don't meet our standards
- Suspend accounts that repeatedly violate these guidelines
13. Enforcement
Violations of these Listing Standards may result in:
- Warning notifications
- Removal of non-compliant listings
- Temporary suspension of listing privileges
- Permanent account termination for serious or repeated violations
- Legal action for fraudulent or illegal activity
